Because of the current direction of erosion and climate change affecting the coastal regions of Hawaii, any plans for development are delayed for now...  The Micronational Government will exist on the Mainland (the King = M7).  I would like to build there someday; such being:

1.  Desalination water filtration systems,
2.  Solar and Wind electricity generators,
3. Sanitation system,
4. Greenhouses for farming with irrigation,
5. Distance-Learning College classrooms,
6. Language Robots (in Native Hawaiian, American English, and Asian languages),
7. Drone police and military,
8. A Solar Monorail connecting the city with the airstrip,
9. A walled City based on the Babylonian City of Ur, or Egypt's Karnak/Luxor,
10. A walled Necropolis (tomb city) for M7 and the Natives buried on Niihau,
11. Apartments for the Natives with water/electricity/sanitation/phones,
12. Egyptian Temples and Hawaiian Cultural Centers,
13. Recycling Centers,
14. Use the hotel for a Palace (M7) - not on Niihau,
15. Build artificial water containment with waterfalls and pools,
16. Government buildings,
17. Island newspapers from recycled paper; or digital newspapers,
18. Light industry related to farming (textiles, food, drink, crafts, clothing, medicine, etc.),
19. Libraries and Museums,
20. A smokeless Casino (for paying taxes by visitors) in a cultural center.
